While the seller is not required to be at the Pre-Listing Inspection, it is a great opportunity for you to ask questions to your home inspector and better understand the current condition of your home. Not necessarily. We recommend sellers consult with their real estate agent to determine if they will need to be present at the buyer’s home inspection or not. In some cases, it can be beneficial to attend as it can provide direct insights into the property's condition and address any concerns.

Should the seller be present at the home inspection?

Once your offer is accepted it’s time to schedule your home inspection. Every contract is different, so it’s important to book your home inspection accordingly. How do I prepare my home for a home inspection?

To help make the home inspection process quick and seamless, we ask that you keep any furry family members away and move any furniture or home décor that may be blocking electrical panels or outlets, plumbing lines, or entryways to the attic, basement, or crawlspace. In addition, please ensure that all utilities are turned on. If you have any questions, please don’t hesitate to contact your local PHILinspect home inspector.

Do I have to make any repairs outlined in my inspection report?

No, you don’t. While addressing some of the repairs outlined in your inspection report can help increase your home’s marketability, it is not required. Being transparent with potential home buyers is the key to helping your home sell faster. If you choose not to make any changes to the home, we recommend disclosing any key findings from your Pre-Listing Inspection with the buyer.
